  • My Story

The microbiology of air & real estate

How a phone call changed lives

People often ask me why I do what I do? I’ll give you the short version since it’s pretty straightforward. I always loved science, and so it was an obvious progression to do science at university.

But how did I move from university research and teaching in Environmental Health onto indoor air quality and water damaged home assessments in residential and commercial real estate?

Well, it all started one day when I was in my office and the phone rang. My Head of Department and I were working on finalising the exams, and this person at the end of the line told me that he had seen me talking about mould on TV.

He sounded anxious and told me in a rush of words how since he moved into this new apartment in Southbank that his wife had become gravely ill. He told me that he was convinced his wife's illness could all be blamed on the fact that the neighbouring apartment was suffering from serious leaks and that this water damage was impacting on and entering into his own apartment.

It turned out he was a new physics Professor at the university, originally from the United States, and he and his wife had just moved into their new apartment. Looking forward to a future in Australia, I don't think he or his wife were aware of the life changing impact that water damage and mould would have on all of us.

I went out to see him, because mycology is my specialty, and he showed me what was happening inside his apartment. I remember walking in and the smell of mould, then seeing the discoloured plasterboard walls, and dank carpet he angrily pointed at. There was also a box of files - medical records for his wife. This was my first encounter with toxic mould inside someone's home rather than just in the lab or journal articles!

I remember returning to his apartment with Petri plates in an Esky and I began to sample his home. It was easy to culture the fungus from the air and from walls, and I spent several days back at the lab and in the library, pouring through reference texts to work out what was making his wife sick.

And so started the experiments. He'd already tried tea tree oil through a nightclub fogger before calling me. Then we both read about higher level methods that had been used to decontaminate buildings after the anthrax postal attacks. Finally, some of their walls came out, and the mould was physically removed and the plumbing problems fixed. But, the damage was done, his wife's health had been compromised, and they returned to the USA after a year.

Fast forward a decade or more, and I'm still at it, but I’ve now done over two and a half thousand home inspections and/or written lab reports on people's buildings, or offices.

I love this job because it's a bit like a detective who goes into homes or offices and then has to work out whether or not the air is safe for the people who live and work inside. Where's the source of the problem? How does this room impact on that room? Why are the levels up here and down there? Does this make sense based on how the space is occupied?

At the end of the day, it’s the scientific method and biology that delivers the answers my clients so often desperately need.

The real estate itself is exciting and confounding and elegant. Sometimes instead, the building design just doesn't work, or it's ageing or neglected or has been inadequately maintained by the owner or occupants.

It's this complex flux of walled space (the indoor microbiome) that's just beginning to be recognised as a fundamental component of our health and wellbeing. Each building might differ in use, scale, or materials, but, there are consistent patterns for how air and water affects people - and in turn, their health and safety.

So now, it’s a long way from that first phone call, but every day my phone rings, and there are new problems needing solutions for someone else and their families.
